Coldon Homes : Building homes for the future

March 2026

At Coldon Homes, we’ve been building in Bass Coast and South Gippsland for over 65 years. In that time, regulations have changed, materials have evolved and expectations have risen. One thing has remained the sames thought and that’s our commitment to getting your build right.

When the Victorian Government updates building regulations our team is already preparing. Every Coldon design is constantly reviewed to ensure we meet changing building regulations to ensure full compliance. The most recent wave of changes include changes to the following:

– Energy efficiency
– Condensation mitigation
– Livable (accessible) housing design

1. ENERGY EFFICIENCY

7 Star Energy Efficiency — Smarter, More Comfortable Homes

The new provisions increase minimum thermal performance from 6 Star to 7 Star.

This is more than a rating, it means homes that are:

– More comfortable year-round
– More efficient to heat and cool
– Designed to reduce long-term energy use

To meet and exceed these requirements, we have:

– Increased insulation levels to walls, floors and ceilings
– Continued with our standard installation of double glazed windows throughout
– Reviewed materials and design detailing to optimise thermal performance

For homeowners across the Bass Coast and South Gippsland, where coastal winds and cool winters are part of daily life, this matters. Your home should work with the environment, not against it.

2. CONDENSATION MITIGATION

Protecting Health and Longevity

New condensation management provisions aim to reduce the health risks associated
with moisture build-up in homes.

Our updated designs incorporate:

– Improved airflow within roof cavities
– Enhanced ventilation strategies
– Building detailing designed to manage moisture effectively

Condensation is often invisible until it becomes a problem. By addressing it at the
design stage, we protect both your home and the people living in it.

3. LIVABLE HOUSING DESIGN

Homes for Every Stage of Life

One of the most significant changes is the introduction of livable housing provisions.

These standards are designed to make homes ‘future proof’ and more suitable for:

– People with reduced mobility
– Older Australians
– Families planning to age in place

Key design updates across our plans now include:

– Step-free front door thresholds
– Wider internal doors (generally 870mm at entry level)
– Minimum 1000mm wide corridors
– At least one step-free shower

These features don’t change the look or style of your home, they simply make it
more practical, adaptable and future-ready.

At Coldon Homes, flexibility has always been part of our DNA. These changes align
with how we already approach design: practical, thoughtful and tailored to real
families.
